Tenants have never been belatedly with payment for past 5 months. Tenants said payment was mailed a calendar week a go and I have not received information technology. One pays via personal bank check, the other one via money order. What practise I do? Do I inquire them to finish payment on the personal bank check, and trace the money gild? Practise I ask them to resend payment? My tenants are college students with part fourth dimension jobs, so non sure if they would have extra cash. I take not given Pay or Quit Notice, this is the first time its happen, and I'one thousand giving them the benefit of the uncertainty. Any suggestions would be appreciated, thank you in advance!

Yes you definately enquire them to resend payment. They have the power to stop payment on the check (non sure nearly coin order). Fifty-fifty when mailing information technology is tenants responsibility for the rent getting to you on time. I don't call back in that location is anything wrong with giving them a little bit extra time (many hither would disagree) simply do not give them too long. They are college students and as such they ordinarily change jobs oftentimes and are out of work often. While what they say could very well be true it could also be a stalling tactic. If you alive close offering to pick upwardly the money from them so they don't take to mail it to you. I would non give them more than and then another week and and so I would post a P&Q notice.

Have them send you a new check. In that location is no need to put a stop payment on the personal bank check, but the money society may still be 'live'.

By and large, a letter of the alphabet will exist delivered within iv days.

Mail CAN get lost. I can't tell yous how many times I have received others people mail in my mailbox and vice versa so it does happen but not frequently so go along that in heed when deciding how long to give them.

Just enquire them to transport another cheque...as for the money order, ask them to send the receipt to yous. With that, you can go file for a replacement. If it is lost, it takes a couple weeks to get it replaced (by post part).

If they don't take the receipt..then yous are being fed a stalling line.

Ask that they send this immediately, and if they are feeling unsure nigh the mail..send it certified.

For a one time matter, I would just inquire that they resend immediately and stop payment on the check/money order. If you lot desire to make sure they are telling the truth you can ask for copy of the moeny order receipt and finish payment on bank check. If they can't provide this, then they probably didn't ship you annihilation in the start place and have just been stalling. I have it in my charter when rent is due by RECEIVED by me and that loss of mail is not an adequate reason for belatedly payment. They have to pay the hire. Y'all can tell them that if you ever go the lost check and order, you will let them know. Other than that, how they handle the lost bank check and lost money order is upward to them.

My sis really had this happen, her rent bank check got lost in the post. It is on the onus of the tenant to ensure payment is delivered by the due appointment. Every bit long every bit this appeared to be a one-time occurance, I would generally allow for iii-4 days for them to ensure payment. Once again, information technology is notwithstanding the tenant's responsibleness to ensure the rent is delivered and received by the landlord. Ideally, if they want to ensure this, certified postal service would be the best way, although at a toll.

The post function has lost my rent three times well for if you got the time it was stolen because I fabricated the mistake of putting information technology in the Box information technology was out in front of the post office. I'm hoping my landlord will requite me the benefit of the doubt I've been paying my rent hither for eighteen years the post office has lost it three times and and so like I said information technology was stolen once. Now my landlord tells me I can wire him my hire my rent. Why haven't I been doing this to brainstorm with? Anyways I'm hoping that he will give me some slack and allow me to pay my rent twice on the 1st of next month. If he doesn't then I guess I'll merely be pushing a shopping cart around. #why practice I depend on the mail office why can't they do their chore? I could end up on the streets because of their incompetence
